Agents are motivated to show
and sell your home because they know they will receive the same or similar commission
that they receive when they sell any MLS-listed home, including listings in
their own office. The traditional full-priced 6-7% listing agent lists their
listing in the same MLS in the same way BuySelf Realty does, and they usually
offer 3% to any agent who brings the buyer that purchases the home. Agents with
buyers are eager to earn that commission on their buyer and get on to the next
transaction, so the more listed homes that they can take their buyer to, the
better. Many buyer agents call us regularly for the "scoop" on our
listings that are coming on the market in the next week.
You can still sell and pay no
commission at closing
If you find a buyer who has
not been involved with an agent in any way, there is no commission due at closing.
Many of our customers find these buyers through their Realtor.com listing, the
included yard sign, or other marketing efforts. When this happens, the seller
doesn't pay any commission at closing so their savings is nearly the full 6-7%
fee they would have paid to a full-priced traditional agent.

BuySelf Realty inputs our
sellers' listing in the same MLS that other local companies do, in the same
way, with the same formats. The only commission amount that shows on the listing

Waiting after you order
With our service you get
everything you need to list immediately after you order. With referral companies
you have to wait longer because your order needs to be sent to a different company
in a different state. You wait for:
- the referral company to receive the order,
- the referral company to determine which broker to send it to,
- the referral company to send the order to the broker,
- the broker to receive the order,
- the broker to call you,
- the broker to make arrangements to fax or mail the documents to you (sometimes email is available).
This is why it is common for a Friday afternoon order to not hear a response until Monday morning.

The referral companies want
to sell as many listings as they can. They often tend to exaggerate or overpromise
about what their brokers are willing to do for you. The referral companies often
say yes to your questions or special requests and hope that the broker will
be willing to follow through on it. Referral companies tend to be filled with
people who really want to make the sale and feel that everyone should "go
the extra mile" to get the sale. Once they get the order they send them
to a different company and think their job is done. The Brokers who do the work
tend to be overworked and underpaid so they only want to do what is promised,
which is to put the listing in MLS. This often puts the seller in the middle
of a frustrating and ambiguous misunderstanding. In contrast, the same people
you talk to at BuySelf Realty before you order will help you through the entire
process. The promises we make are kept by the very same people who made the
promise.
Unclear about what you really
get
Most referral companies give
the impression that every MLS is the same and the service is the same everywhere.
They often don't mention that there are hundreds of different MLS systems around
the country and each have their own rules that are different from the other.

The Broker and the Referral
Company are completely separate companies, often located in different states.
When you have a problem, they often tell you to call the other company. One
company will only help you if you have a problem with the sign or their website,
but can't help you with problems with the MLS, Realtor.com, or other websites.
One company tells you to always call the other company if you have a problem.
With BuySelf Realty, we are responsible for delivering 100% the services included
with your order. There isn't another company you need to call for getting what

Unmotivated Brokers give poor
quality service
The Referral Company is a
middleman between the seller and the Broker. Having a middleman makes it more
expensive for the seller and they get less service for their money as a result.
The Brokers are often paid a tiny portion of the money you paid and can't spend
any extra time on your listing. Many Brokers try taking referrals from the Referral
Companies for a couple of months and then realize it is a bad deal and stop
taking them. The Brokers also don't have any incentive to satisfy you because
they know that if you tell your friends your friends will buy the service from
the Referral Company. We have heard from sellers who couldn't even get the Broker
to a return a phone call, Broker's who wanted an additional fee to do anything
besides put the listing into the MLS, high pressure Broker sales pitches to
buy additional services, and more. At BuySelf Realty, we work hard for you and
know that when we do you will tell your friends about us. BuySelf Realty doesn't
have a middleman jacking up the costs or reducing the services you get for your
dollar.
Cancellation fees
Many referral companies have
cancellation fees if you cancel your order before your home is listed in the
MLS (when the fee becomes nonrefundable). Even if you order, are in one of the
many areas where the service is different then what their website says, they
still charge you $50. One very large referral company even require you to send
two certified letters, return receipt requested, to get a refund minus their
$50 cancellation fee. In contrast, at BuySelf Realty there are no cancellation

How
can the wrong sign hurt your MLS listing and chances of selling?
When an agent sees a sign
that says "By Owner" they
will:
1. Drive off without entering the home. Up until recently, agents were trained to tell their buyers the home is no longer available in MLS and go on to the next showing if they see a "by owner" sign. Many agents still do this. Agents were trained to do this because seeing a "by owner" sign meant that the home had been removed from MLS since the time the arranged the showing.
2. Get nervous and hope their buyer doesn't want to buy the home. When the agent sees a "by owner" sign they wonder or worry that they won't be paid a commission if their buyer buys the home. Even if they scheduled the showing a couple of hours ago the home could have been removed from the MLS already and suddenly they are in danger of having their buyer want to buy a home where they might not get a commission. They immediately feel like anyone facing the possibility of not being paid for 1-2 weeks of work. This explains the common occurrence of "drive offs" where the agent and buyer never make it out of the car, and they drive off to the next showing.
For the small investment of getting an appropriate sign, it is well worth it. Unfortunately, some MLS listing companies let you learn about drive offs the hard way--when it happens to your home.

A key lockbox is included in the service because they are so effective at making homes sell faster through the MLS. The numeric "old school" lockbox is optional but highly recommended, highly secure, keeps the seller in control and the property secure. These lockboxes remain popular today because of the high degree of control, flexibility, and security they give to the sellers while they avoid the problems of incompatibility and inflexibility that plague many newer style lockboxes. The lockbox can hold up to 5-6 keys, is rust resistant, and includes a one year manufacturers limited warranty. |
Key Lockboxes are optional but
highly recommended
It is completely optional
but highly recommended for any MLS listing. Any MLS listing in the MLS, no matter
what company listed it, will see fewer showings without a lockbox. Agents are
reluctant to show homes without lockbox access because they know that no lockbox
makes it much less likely the buyer will buy the home. The key lockbox enables
the environment most likely to result in an offer: the buyer and their agent
walking through the property undistracted and unhurried. The buyers don't feel
like they are imposing upon the sellers time. They can freely talk about what
they like and dislike with their spouse/friend and agent. The agent can respond
to that feedback without fear of offending the seller or starting an argument.
The buyer is comfortable, doesn't feel like someone is waiting to get their
house back, and can freely imagine living in the home. They haven't been distracted
by meeting a stranger, wondering if they should make small talk with the seller,
or been bowled over with a sales pitch from a stranger (the seller). The buyer
is undistracted and can more easily the home being their own, without any reminder
that they are imposing on someone else's time and property. The agent can focus
on selling the home.
The seller approves every showing
and the home remains secure
You approve and confirm each
showing. No one has your lockbox combination unless you give it to them. We
show you the real estate industry procedures for using a key lockbox that have
been in place for 30+ years. These procedures are time-tested and are the reason
that problems with key lockboxes are virtually unheard of. If you prefer that
agents be able to show the home without contacting you there are often options
that allow this to occur. Sellers can also change the combination to their lockbox
in less than a minute if they wish. Some sellers change their lockbox combination
frequently for greater security, even though incidents are virtually unheard
of. The lockboxes are built like padlocks and are extremely tough (stronger
stronger than most doors).
Savvy sellers use key lockboxes
even if they could be home for the showing
The home is more likely to
sell if you are not there when the agent shows the home to the buyer. If the
buyer sees you, even as you are leaving, they instinctively hurry through the
home. There is nothing you can do or say to keep them from this behavior. Take
the children and/or pets for a walk, to the mall, or a park. This may seem inconvenient,
but it maximizes the opportunity to get an offer. If you insist upon being there,
realize that this is less than ideal. This is not advice specifically for our
customers, it applies to anyone selling their home through the MLS. We still
suggest you have a lockbox so that if a showing happens to be requested when
you won't be at home, you don't need to be there.
Don't need a lockbox?
Perhaps you
are under the mistaken impression that lockboxes are to be used only for the convenience
of the seller?
Lockboxes are essential to selling when your home is in MLS. The lockbox enables
the agent to show the home in the ideal selling environment without the seller
present. Study after study shows that buyers are more likely to buy the home if
they visit the property with their agent and do not see the seller. When the buyer
does not see the seller, they tend to spend more time inside the home (which makes
them more likely to buy). The buyer can more easily visualize the home being their
own. Most importantly, two highly negative factors that hurt the chances that
the buyer will buy are eliminated when a lockbox is used:
*the buyer is distracted by the seller--should they make small talk,
compliment the seller, just ignore them? These thoughts are distracting the
buyer from thinking about the house, reducing the chance they will buy.
Seeing the seller is a reminder that they are in a strangers house where they
do not belong. They naturally feel less comfortable which makes them less likely
to buy. Some home sellers think that they can simply open the door, tell the buyer
"take their time" or say something else that will eliminate the distraction
to the buyer. Some think that if they tell the buyer they are leaving, taking
a walk, etc. that all of a sudden the buyer will not be distracted or feel uncomfortable.
Unfortunately, none of these tactics work, the damage has been done and the home
is less likely to sell.
*the buyer is reminded that they are imposing on the sellers time and personal
space. When buyers see the seller this reminder makes them hurry through the
home.
Some sellers are under the mistaken impression that since they know the home best,
they are the best choice to show the buyer the home's qualities. For 99% of buyers,
this is simply not true and the sellers are a nuisance that hurt the chances of
a sale. Buyers prefer to look at and evaluate a home at their own pace. The agent
can then focus on the buyer and their likes and dislikes, rather than have the
seller talk about what the seller likes (which is rarely the same as the buyer).
Sellers who insist on "showing" their own home often motivate the buyers
to leave quickly rather than hearing a seller talk about and show the features
the seller thinks are important.
